If extra documents are needed alongside the main lease, these are quoted separately, so you know where you stand before work starts.

Licence for alterations – typically £450 + VAT
Agreement for lease – typically £349 + VAT
Heads of Terms Negotiation/Advice - £249 + VAT
If your matter requires other documents, we will confirm the fixed fee for those once we have seen your heads of terms and the draft papers.
Disbursements:
Stamp Duty Land Tax, Land Registry fees, ID checks and similar disbursements are payable on top of our fees, at cost.

The fixed fee for a full new tenant lease instruction starts from £1,300 + VAT. After we have reviewed your heads of terms and the draft lease, we confirm the final fixed fee in writing. Additional documents are quoted accordingly. Disbursements like SDLT and Land Registry fees are payable on top, at cost.

It varies. Most new leases complete within a few weeks of receiving draft documents, depending on how quickly the landlord’s solicitor responds and how much negotiation is required. From our side, we aim to respond promptly, often within one working day, and to keep matters moving.

It is advisable. Important points such as rent review, repairing obligations, break rights and contracting out of the 1954 Act are often set in principle at heads-of-terms stage. It is usually easier to address these early rather than trying to unwind them once the draft lease has been issued.
